The usual reasons for a no

The mortgage process has a reputation for being slow and confusing. Most of that comes from lenders hiding the ball. We do the opposite.

    A short conversation. Twenty minutes, by phone or video. We learn your timeline, your numbers, and what you are hoping to accomplish.

  2. 2. We shop your loan

    As brokers, we send your profile to multiple lenders and bring back the real offers. You see all of them, with the tradeoffs explained in plain English.

  3. 3. You pick the loan that fits

    Cheapest rate, lowest cash to close, fastest path to funding. We tell you what we would do in your position and respect what you decide.

  4. 4. We close, usually inside 30 days

    We coordinate appraisal, underwriting, and title. You sign once at the end. We are reachable the entire way through, including evenings and weekends.

Is a decline final?

No. A decline means one lender's programs didn't fit one version of your file on one day. Different lenders run different guidelines. Income gets calculated differently, credit gets weighed differently, and some offer whole programs the first lender doesn't. Many files that hear no are approvable somewhere else, sometimes without changing a thing.

Will asking for a second look hurt my credit?

No. The Second Look starts with a conversation and the paperwork you already have. There is no hard credit pull. If we find a real path and you decide to move forward, mortgage inquiries within a 45-day window count as a single inquiry on your credit report.

What does the second look cost?

Nothing. There is no fee to review your file and no fee to hear our honest read. If a loan closes, we're paid by the lender, and that compensation is disclosed to the dollar on your Loan Estimate.

How fast will I know?

Usually within a couple of business days of seeing your file. The review itself is a conversation plus the documents you already gathered for the first lender. You won't be starting over.

What if the answer is still no?

Then we tell you that plainly, along with exactly what would change the answer: the credit score, the down payment, or the seasoning on your income. We also tell you what order to work on it. A real no with a map beats a soft maybe.

One decline is a data point, not a verdict.
