The honest version of refi math
A refinance only makes sense if you hold the loan past the break-even point: the month your accumulated savings pass what the refi cost. Before that month, the refi cost you money; after it, every month is real savings.
Watch the term. Rolling a loan you've paid for years back out to a fresh 30 lowers the payment but can raise lifetime interest. Sometimes that trade is right, sometimes it isn't. It depends on how long you'll keep the house, and it deserves a plain-English walk-through.
If the tool says the math doesn't work today, that's worth exactly as much as a yes. Rates move; put the number you'd need in your head and check back when the market gets close.
